We are a beautiful high rise 19 story condominium located in Rockville, Maryland surrounded by lakes and greenspace, seeking building engineer/maintenance staff, with high rise building experience.
We are looking one individual with a class 2 Maryland Stationary Engineer License to operate central plant etc. This person will manage the engineer staff of three, manage work orders and building mechanical, plumbing, etc. and work with contactors that perform preventative maintenance contracts and capital projects. We are also looking for other engineering staff assistants.
We have a central plant on a ground level.
We have two pipe system with two chillers and two high pressure 300HP water boilers. There are 416 unit with convector systems.
Individual must have knowledge of riser system pipes and shut off valves in order to control leaks in emergency situation.
They must rotate 24 hours emergency on call on a one week at a time basis.
The individuals must have general plumbing and electrical knowledge such as:
Changing an outlet or light switch.
Changing a fuse in an electrical box.
Toilet, sink, garbage disposal knowledge.
Assess leaks in convectors or between units - experience with water meters etc.
The ability to communicate with professionalism at all times is essential.
Job Description Stationary Engineer
The Stationary Engineer plant manager is responsible for overseeing the overall engineering operations and ensuring the efficient functioning of the plant’s boilers, chillers and cooling towers along with mechanical, pumps, electrical, and safety systems. This role involves managing engineering staff, optimizing plant performance, ensuring adherence to regulatory standards, and implementing continuous improvements. The position requires strong leadership, problem-solving, and technical expertise to maintain and improve plant operations. This is a hands-on position that will require tasks with seasonal change over and routine training.
Essential Functions:
Lead and manage a team of three engineering/maintenance team. Provide training, mentorship, and performance evaluations to team members.
Oversee the maintenance of all plant machinery, equipment, and systems to ensure optimal performance.
Follow current and implement preventative maintenance programs to reduce downtime and increase plant productivity.
Manage engineering department budget, ensuring cost-effective operations and maintenance. Oversee the procurement and inventory management of engineering supplies and spare parts.
Evaluate and recommend new technologies or equipment to enhance operational efficiency.
Manage engineering projects from conception to completion, ensuring adherence to timelines and budgets.
Report regularly to management regarding plant performance, engineering issues, and opportunities for improvement.
Requirements
Physical Requirements:
Must be able to lift up to 50 lbs., climb ladders, crawl under equipment, and work in cramped spaces at times.
May be necessary to assist in the evacuation of residents during emergency situations.
Experience:
Minimum of 7 years of experience in engineering management, with at least 5 years in a leadership role.
Strong technical knowledge of plant systems, equipment, and manufacturing processes.
Proven track record in plant operations, maintenance, and troubleshooting.
Experience with budgeting, cost control, and project management.
In-depth knowledge of regulatory standards (e.g., OSHA, EPA, local safety and environmental regulations).
Strong problem-solving, analytical, and decision-making skills.
Excellent communication and leadership skills.
Familiar with Microsoft Office Programs (e.g., Excel, Word)
Education:
High School Diploma or Equivalent.
Licensure/Certification:
Valid state driver’s license.
Maryland 2nd Grade Engineer.
